Dealing with chametz in our house

Question

2 questions: 1) If we plan on not being in our house all Pesach, what's the procedure for selling the chametz? Do we just sell everything? Does that mean no cleaning is necessary?! And, do we have to be out of the house as soon as we can't eat chametz any more? (sorry, that's more like 3 questions in one). 2) If we rent out part of our house to non-Jewish people, is there anything we need to do in terms of Pesach? Or is that out of our territory? Thank you!

I'll answer #2 first, If part of your house is rented permanently, you do not have to be concerned on that part. As far as selling Chametz, it's complicated. It needs to be done properly. Chametz would need to be set aside in special closed area. Also the buyer needs to be told precise location and other requirements. YA
